Our story
A home is more than a building
Charter Key Property Management is a new company, being formed now to care for the homes Hearthmont and its partners create. Once construction ends, our work begins: welcoming new residents, answering the phone when something breaks, and keeping every building safe, clean and well run.
We believe good management is one of the quiet foundations of a strong community. Residents should be treated with courtesy and respect, get clear answers, and know that repairs will be handled promptly and fairly.
We also take seriously the promise behind affordable housing: that the homes stay affordable, year after year, for the households they were meant to serve.

Marketing and lease-up
We plan fair, wide-reaching outreach so everyone eligible hears about new homes and has an equal chance to apply.

Applications and resident selection
We follow written, consistent tenant selection plans and treat every applicant fairly.

Income certification
We help households through income eligibility and annual recertification clearly and respectfully.

Affordability compliance
We track rent and income limits and reporting requirements so homes stay affordable for the long term.

Maintenance and repairs
We respond to work orders promptly and keep a plan for preventive maintenance.

Building systems and capital planning
We care for roofs, heating, cooling and other systems and plan ahead for replacements.

Rent collection and budgeting
We keep finances well organized and report clearly to owners and lenders.

We connect residents with helpful local services and keep them informed about what is happening in their building.
How we work with Hearthmont
Long-term care for the homes Hearthmont creates
Hearthmont is the nonprofit sponsor of each project and keeps a controlling role. Charter Key Property Management provides day-to-day management under a written management agreement with clear standards, fees and reporting.
We get involved before construction is finished, sharing what makes buildings easy to maintain and planning the lease-up with Hearthmont, so that the first residents have a smooth move-in.
- Management agreements reviewed and approved by Hearthmont’s independent directors
- Regular financial, occupancy and compliance reports to Hearthmont
- Tenant selection plans and house rules shared openly with residents
- Fees and terms disclosed to housing agencies and lenders as their rules require

Charter Key Property Management is affiliated with Hearthmont co-founder Moishy Fekete. Hearthmont’s conflict-of-interest policy requires any arrangement with an affiliated company to be disclosed and approved by the board’s independent directors, and disclosed to housing agencies and lenders as their rules require. Charter Key is being formed now.
